Full Job Description

We build in the following business sectors, Medical, Retail, Health and Wellness, Dental, Hospitality, Restaurants.

Brief Overview for Estimator:

  1. Oversight of the estimating process for the projects in which they are assigned.
  2. Review all bid documents to create a list of required trades and suppliers for the project.
  3. Creating a bid package and instructions for each trade instructing them on how we want the bids submitted to BCG. Write a project narrative for our Bid Coordinators to use when sourcing Subs and Suppliers.
  4. Working with BCG’s current team of Bid Coordinators. These coordinators find and locate the subcontractors and suppliers for the project.
  5. Finalize the bid for the project by reviewing all bid documents, qualifying subcontractors and suppliers (Bid Leveling), and assessing risk.
  6. Submit the bid to management for review.
  7. Upon award of the project, create a turnover package to the Project Management Department.

Skills Required:

  • 10+ years experience in Commercial Building or Industrial Construction Industry.
  • 5+ years experience in construction Cost Estimating of projects of various sizes, from
  • $ 250,000 to over $ 10,000,000
  • Ability to quickly read and understand blueprints/plans.
  • Must-Have very Strong Computer and software skills. Our company utilizes Microsoft Word, Teams, Share Point, Outlook, etc.
  • Fluent in Microsoft Excel is a must!
  • Must have extensive experience in qualifying and “Bid Leveling” (apples to apples) bid analysis of subcontractors and suppliers.
  • Ability to work with a high volume of work within tight deadlines and thrive under pressure.
  • Strong organizational and interpersonal skills.

Essential Job Duties and Responsibilities:

  • Lead and execute estimating processes to ensure that bids/estimates are comprehensive, manage risk, and completed on time.
  • Drive competitive results for estimating endeavors, with a winning attitude.
  • Assign estimating requirements to support staff for each project, based on schedule and needs.
  • Coordinate technical proposal requirements with business development/marketing departments.
  • Develop initial project schedules and work plans, as required for strategy and value-based bidding.
  • Communicate project risks and approach to risks to Management.
  • Build positive relationships and alliances with subcontractor and supplier community.
  • Develop scope letters with qualifications/assumptions to accompany estimates and assist with proposal presentation.
  • Perform detailed quantity-takeoff, labor estimates, and work plans for self-perform scopes of work (carpentry and concrete).
  • Maintain & update on a quarterly basis the databases used for conceptual and hard bids within the precision.
  • Provide value analysis of plans & specifications including coordination, completeness, & clarity.
  • Actively participate in industry, client, and community relations to enhance company image.
  • Travel to job-sites for bid-walks.
  • Supervise Bid Administrator if necessary.
  • Other duties as assigned.

Qualifications
• 10+ years’ experience in Commercial Project Management of Ground Up and Fit-out projects
• Ability to quickly read and understand blueprints/plans.
• Must-Have very Strong Computer and software skills and be very fluent in the following Microsoft software: Word, Excel, Project, Teams, Share Point, Outlook etc.
• Fluent in Microsoft Excel is a must!
• Procore Experience a plus but we will train.
• Ability to manage multiple projects simultaneously while maintaining, 1. budget, 2. Schedule, 3. Quality, 4. Safety while all along following company processes, policies and procedures.

• Ability to manage the purchase log to ensure that all Owner, GC, and subcontractor materials and equipment arrive on the project by the required date to ensure on-time completion.
• Submit and manage client and Subcontractor change orders. Must be able to determine if the subcontractor change order is valid and that the cost of the change order is reasonable.

Responsibilities
• Chair all project meetings.
• Manage 3-4 projects at a time with supervisors on each project.
• Meet or exceed project objectives as determined in the pre-job planning process.
• Weekly reporting on all facets of the project
• submit and manage the following: RFI’s/Log, Submittals/Log, Sub-Client Change Orders/Log, Shop Drawings/Log, maintenance manuals, as-built drawings, punch lists.
• Take an active role in and guide jobs and job teams in each phase including pre-construction, construction, closeout, and post-construction services.
• Take a big picture view of strategy, risk assessment, and profitability and continuously communicate this view throughout the life of the project.
• Identify and focus on critical issues related to constructability including associated costs and logistical issues. Ensure timely and accurate completion of all Berks Construction financial processes, controls, and reports, i.e., internal budgets, costs to complete, billings, collections, subcontractor payments, change order preparation and resolution, contracts, etc.
• Ensure that jobs are completed according to schedule and meet profit goals. Oversee the change order process to ensure the extras presented to the owner get approved and are fair.
• Assist with new project transitions and pre-job planning.
• Provide accurate percent complete status on projects to accounting each month.
• Conduct a thorough analysis of job costs vs. budget.
• Visit project sites for troubleshooting and for the purposes of ensuring project quality. Site visits to be at least once a week.
• Oversee project security and safety.
• Prepare project AIA Billing requisitions.
• Review all purchase orders, delivery tickets, subcontractor requisitions, and invoices to see that they are coded correctly for project costing.
• Coordinate with purchasing the requisition of materials and furnish information for proper coding of invoices.

Jointly responsible with the Project Manager for the overall success of the project. Responsible for meeting schedule, controlling costs, and managing manpower and equipment (if applicable) on assigned project. Provides continuous hands-on field supervision of all construction operations, including subcontractors and other construction-related personnel; directing them in the planning, scheduling, and execution of work on time, within budget, and with high standards of workmanship. Attains or exceeds profit goals and promotes workplace safety while meeting or exceeding owner’s expectations. Promotes a positive company image. Is the leader on every project and is ultimately responsible for its operational success.

QUALIFICATIONS

Experience and Employee Requirements:

  • 10+ years experience in Commercial Project Management of Ground Up and Fit-outs of Projects for a General Contractor
  • 10+ years reading and interpreting Drawings/Blueprints.
  • OSHA certifications (preferred)
  • Have a valid driver’s license with the ability to travel.
  • Authorization to work in the United States indefinitely without restriction or sponsorship.
  • Ability to work additional hours to meet business plan goals.

Skills:

  • Ability to quickly read and understand blueprints/plans.
  • Very Organized with a strong eye for detail
  • Working knowledge of: using a laptop, Microsoft word, internet, Procore, and Excel knowledge a plus.
  • Ability to read and interpret drawings and verify that the lays being done by the various subcontractors are accurate.

RESPONSIBILITIES

  • Perform project supervision under the direction of a Project Manager.
  • Meet with Project Manager for project to review the project in Project Turnover Meeting
  • Attending the pre-construction meeting, all project progress meetings and weekly safety and informational meetings.
  • Lead the on-site team from construction start through project close.
  • Monitoring and ensuring on-site safety compliance, cleanliness and orderliness.
  • Proactively identify and help remedy design deficiencies, schedule concerns, and other project-specific issues.

Maintaining the Schedule:

  • Maintaining or exceeding job schedule as provided by updating and providing each week a 2-3 week “look ahead” schedule. Super will “WORK THEIR SCHEDULE” by calling subs in advance to discuss upcoming inspections, milestones, and the amount manpower they are going to provide on a daily basis. Verify with each of these subs that they have procured the necessary equipment and materials to be on site on the required date to meet the schedule.
  • Review progress of the project and adjust work schedules and request additional manpower from the subcontractors needed to maintain the schedule of the project.
  • Maintaining knowledge of current plans, specs and submittal data (including authorized revisions)
  • Inspect work in progress to make sure workmanship meets specifications and is on schedule
  • Maintaining on a daily basis a set of red line drawings during the project duration
  • Review contract documents and provide guidance on construct-ability issues.’
